As a builder and a realtor, Jay can tell you that when you buy a house, you don’t always know exactly what you’re getting. Sellers aren’t required to share everything. You don’t know how long appliances, furnaces, water heaters, and other parts of the house are going to last. When you build, everything is new, which means no maintenance issues for you!

Jay and Jill will be in constant communication with you through each step. They will explain what’s going to happen next and what they will need from you at each point.
First and foremost, this is YOUR home. You tell Jay what you want. This helps him develop a design that fits your vision and your budget. Then Jill works with you to choose all of the elements that make your home uniquely yours! This includes fixtures, flooring, lighting, siding, kitchen design, cabinetry, etc.
Depending on weather, the typical building process takes 4–5 months.
Yes and no. Iowa winters are unpredictable at best! If the ground will let him dig, Jay can build it!
Jay designs the floor plan based on your conversation with him about what you want. Then he adds up what it would cost to build and together, you adjust the plan to fit your budget. If you want things added after the contract is signed, the cost may increase accordingly.
Upon reaching an agreement and signing the contract, Jay will ask for earnest money. The amount depends on the contract price of your house and will be applied to the purchase price of your home.
Jay has over 100 plans he’s already created over the years that you can choose from. If you’d like specific features in your home, he can draw up a floor plan that includes those items.
Yes, if you have the rights to the plan or written consent from the person or company who created it. If there are elements you like from a certain plan, Jay can draw one that includes those in addition to things he knows will protect the resale value of your home.
When you and Jay meet for the first time, he will ask for your “dream” floor plan. This may include items that don’t actually fit into your target budget. You may be surprised that in many cases, adding certain items you really want may not increase your monthly payment by much. Jay recommends expressing what you want, and he can figure out what that means to your budget.
Jay has many lots available. He can also help you find a lot in areas you are interested in, or he can build on a lot that you have already purchased.
Jay prefers to use the suppliers and contractors that he has a relationship with. In working with those he is familiar with, they know what Jay expects from them every time, on every build. It is a definite benefit to you!
